Water Damage is one of the most common types of claims and can easily cause massive losses. Many times, these losses are preventable with a watchful eye and a little bit of home maintenance.

Some typical indoor causes of a Water Damage claim are:

1) Appliances & indoor plumbing - such as, dishwashers, washing machines, air-conditioning systems.

Periodically (especially during sudden temperature changes) check hard-to-reach, seldom seen spaces around your fridge (including the pipes and filters), water heater, under sinks, behind clothes washers dishwashers and any other appliances that use water. Check hoses regularly for bulging, cracking, fraying, and leaks around hose ends.

2) Sewer & sump backups - such as, waste water in your sewer system or the failure of a sump pump.

To try and prevent Sewer Backups, install a backflow valve in your basement to help avoid sewage backing up during periods of heavy rain. If there appears to be a backup only be affecting one toilet or sink, it’s likely the clog is inside that particular drain. If you’re noticing a backup with every flush or every time you use a sink, the clog is likely in your main sewer line. Call a plumber to clear this clog before it escalates!

3) Water Escape - For example, an overflowing bathtub or sink or a broken pipe.

Never leave running water unattended. Over flowing sinks or bathtubs have been known to cause major damage! Remove and replace deteriorated or cracked caulk and grout from around your shower or bathtub. Water from a broken supply pipe behind the wall can leak through damaged sealants, causing stains or soft areas around nearby walls and floors. Leaking drain pipes and shower pan leaks are also common sources of water damage. If necessary, contact a plumber or contractor for help.

Water Damage claims are unpredictable and sometimes they do not have an obvious cause. If nipped in the bud major damage can be prevented. If you are going away for more than 48 hours, make sure you have someone checking your home regularly and ask them to pay particular attention for any signs of water leakage (hissing sounds, discolored floors or walls, drips or stains).

IF you discover water build-up, or happen to experience a sudden and accidental claim, here are some steps to take to mitigate damage until help arrives:

  • Take photos of the damage and call your insurance broker to report your claim.
  • Shut off the water source.
  • If necessary, call a plumber and a restoration company to help lessen damage to your home and make any necessary repairs.
  • Protect your surrounding property by removing anything that is or will be damaged by the water to a dry area of your home. Cover anything that can't be moved with plastic or prop it above the water with wood blocks or bricks.
  • Remove any rugs and hang them to dry as to not stay saturated with water and cause further damage to the floor underneath.
  • Mop, blot up or wet vac as much water as possible.
  • Wipe excess water from surrounding surfaces and furniture. Open drawers and cabinets to and windows to speed drying.
  • Turn on the air conditioner or fans for maximum drying in hot weather, as long as it's safe for you to use electricity.
  • Make small holes in sagging ceilings to get rid of trapped water. Be sure to put a pan or bucket below to catch the water before you make a hole.
